📍 Top Lake Hartwell Communities
Clemson & Seneca Areas – Close to Clemson University, shopping, and restaurants. Great for rentals and game-day homes.
Anderson & Townville – A mix of quiet neighborhoods and open-water views. Perfect for full-time living.
Reed Creek & Hartwell (Georgia side) – Relaxed vibe with marinas and golf cart communities near the town of Hartwell.
Fair Play & Lavonia Areas – Easy access to I-85 and some of the clearest water on the lake.
⚓ Dock Permits & Shoreline Guidelines
Lake Hartwell is managed by the U.S. Army Corps of Engineers. Any dock or shoreline activity requires their approval.
Before buying a lake property, always confirm:
- Dock permit type (fixed, floating, shared, or community)
- Current permit status and ownership transfer process
- Shoreline classification and any vegetation restrictions
- Water depth at the dock during seasonal changes
📋 Key Takeaways
- Always check your property’s color zone on the Hartwell Lake Shoreline Management map before applying.
- Green zone = dock possible, yellow/red/blue zones = dock not allowed.
- Docks must meet size, safety, and materials standards, and require annual or periodic renewal/inspection.
- The Corps’ Hartwell Project Office (located near the dam) handles all permit questions and inspections.
🛶 Dock Requirements (Hartwell Lake)
- Permits Required
- Every boat dock, walkway, or mooring buoy must have an approved Shoreline Use Permit issued by the Corps of Engineers.
- The permit includes an identification tag that must be displayed on the dock structure.
- Approved Dock Types
- Only floating docks with encapsulated flotation are allowed (no bare Styrofoam).
- Docks must be anchored properly to prevent drifting.
- Electrical wiring must meet National Electric Code (NEC) standards.
- Only one dock per property is typically allowed unless otherwise approved.
- Dock Size & Design Limits
- Maximum size: 1,000 square feet (some areas less).
- Walkways may not exceed 6 feet in width.
- Platforms cannot extend too far into the lake and must remain within the approved dock envelope shown on the permit drawing.
- Maintenance & Inspection
- Permit holders must keep docks in safe, maintained condition.
- The Corps performs routine inspections; violations (e.g., unapproved expansion, unsafe wiring) can lead to fines or permit revocation.
- Vegetation & Shoreline Rules
- You may trim brush or small trees under 4 inches in diameter in your permitted area.
- No heavy equipment, excavation, or chemical treatments are allowed without written permission.
- Shoreline stabilization (riprap, etc.) also requires a permit.
🎨 Color-Coded Shoreline Zones
The Corps uses a color-coded map system around Lake Hartwell to show what types of shoreline uses are allowed. Each color represents a different level of restriction or allowance for docks and vegetation.

Tip: Palmetto Land and Lake Realty helps clients coordinate directly with the Corps of Engineers so you know exactly what’s allowed on your property.
